Renderings for Northgate Mall Rebrand as The Hub, Redevelopment in Progress

The former Northgate Mall at 1800 NE Evangeline Thruway in Lafayette is being redeveloped and rebranded as The Hub, a multi-phase project focused on revitalizing the northside property.

The site, located at the I-10/I-49 interchange, had been in steady decline for years. According to property owner Jacoby Landry, a native of Cecilia, Louisiana, the mall was in such poor condition when he purchased it that it likely would’ve closed within six months without intervention. According to Landry, there were roof leaks, water pouring into units, no lawn care, and many of the parking lot lights did not work.

Initial improvements have focused on stabilizing the property, restoring lighting, and addressing long-neglected maintenance issues. Upcoming exterior upgrades will refresh the façade, update signage, and improve landscaping to make The Hub more welcoming as new phases roll out.

Redevelopment plans for The Hub include a strong focus on health services, along with grocery, retail, dining, and future residential. The first major project nearing completion is Xtreme Health Club, a full-service fitness facility taking over the former Planet Fitness space. The club will offer premium amenities, including multiple hot tubs, a large cold plunge, steam rooms, saunas, indoor & outdoor pickleball, and a wide range of fitness equipment. It’s expected to open in early 2026.

A new tenant, a rooftop restaurant and sports bar, is also under construction. The 10,200-square-foot concept—4,700 square feet indoor and 5,500 square feet outdoor—will feature a full bar, a broad menu including appetizers, pastas, wings, gumbo, and boiled seafood like crawfish and crabs. The rooftop space will be equipped with a large projector screen, outdoor TVs, and a football turf-inspired layout. More on this project in a later post.

Construction on the new rooftop concept is underway and is scheduled to ramp up in early January, with an opening targeted for late March of 2026.

Interior updates to the former mall space will take place in later phases. Some larger units may be reconfigured into smaller, walkable retail bays. Long-time tenants, such as Home Sweet Home, are expected to stay, with the option to move into more modern, affordable bays as the redevelopment progresses.

Landry estimates the full build-out could take four to ten years, depending on funding and leasing momentum.
