The recent dirt work happening at 4800 Ambassador Caffery Parkway, at the corner of Frem Boustany Drive in Lafayette, is part of a new 27-acre, 5-lot commercial development by Stirling Properties that could eventually include retail, office, medical, and hospitality businesses.
Over the past week, we’ve been flooded with a number of questions about the construction. After reaching out to the developers, we now have a better understanding of what’s happening.

According to preliminary plans, the development will feature 5 tracts (lots) of varying sizes, along with an internal roadway system that includes a centrally located roundabout.
The 5 tracts are broken down as follows:
- Tract A: 9.679 acres (421,614 sq. ft.)
- Tract B: 8.631 acres (375,958 sq. ft.)
- Tract C: 2.141 acres (93,270 sq. ft.)
- Tract D: 4.234 acres (184,451 sq. ft.)
- Tract E: 2.639 acres (114,942 sq. ft.)
A separate section of the property once belonging to The Society of the Roman Catholic Church has been acquired by STM and is not included in the commercial development.

According to Ryan Pécot, Senior Retail Leasing and Development Advisor with Stirling Properties, the current work is focused on horizontal infrastructure, including utilities, a master stormwater retention system, and internal roadways. The development will have two access points, one on Ambassador Caffery and the other on Frem Boustany.
The permit currently listed in the Lafayette Consolidated Government (LCG) permitting system is filed under the Planning Commission for the initial groundwork. According to LCG, this is part of the approval process required before the project can proceed into the next phase of permitting, which would include vertical construction of the buildings.

At this time, no businesses have been officially announced. Pécot confirmed that developers are actively in conversations with one potential business, but they are not yet authorized to release its name.
Following our initial Facebook post, several commenters speculated about a Hilton Garden Inn or Ronald McDonald House coming to the property. However, Pécot directly addressed those rumors.
“I can unequivocally deny that Hilton Garden Inn nor Ronald McDonald House will be a part of this project. We have had zero conversations with either,” said Pécot.
Vertical construction of buildings is not expected to begin until potentially mid-2027, with openings anticipated in 2028 and 2029. Marketing efforts for the development are expected to ramp up in the coming weeks.
For now, the work happening at the corner is simply preparing the property for future development. No tenants have been confirmed, but we’ll continue following the project and sharing updates as more information becomes available.
